Run A Pub With Shepherd Neame
We don’t believe one size fits all. As an independent brewer and pub operator, we are able to take a long-term view of our business. We feel your pub should reflect your personal vision, and maximise the opportunities specific to its marketplace. We want you to do it your way but with our help, which is why we provide a comprehensive range of in-house support services to help you achieve your business ambitions.
Whether you’re new to the industry or an experienced licensee, we have put together a handy six-step guide to taking on a tenancy with us, and you can rest assured that our friendly team will be on hand to help every step of the way. And if we think you’re the perfect person for the pub, we can even offer financial assistance to help you get started.
Use our FAQ to find answers to the most commonly asked questions.
What is a Tenancy agreement?
A. An agreement between a person who rents a brewery-owned public house from the brewery, and runs the business as a self-employed licensee.
How long does a tenancy agreement last?
A. It is a rolling three-year agreement. It is not excluded from the Landlord & Tenant Act and at the end of the initial and any subsequent three-year term, the licensee has the right to a further three-year term. Rent is agreed before the tenancy starts or is renewed and is not increased annually in line with the RPI, but is discounted from the full market rent in Years One and Two of the term, to allow tenants to invest and grow their business. Should you wish to leave, you need to give the company six months’ written notice.
I have been working as a BDM for Shepherd Neame for almost 15 years, working consistently in the same area. This benefits my licensees by offering continuity and allowing us to build a strong relationship. It also means that they are able to draw upon my extensive knowledge of the patch and its pubs.
Geoff, Shepherd Neame BDM
As a family company, we want our licensees to feel part of the Shepherd Neame family, which is why we ensure that you receive personalised, one-to-one support. Before you join us, you will meet the Business Development Manager (BDM) responsible for your pub. They will be your main point of contact, visiting regularly, and available at any time to offer advice and support with issues that may arise.
You can also benefit from our team of in-house experts, available to provide free help and bespoke training in a huge range of areas, including food, wine, beer quality, and online marketing.
Our licensees also reap the benefits of being part of a larger group, so they are able to access favourable purchasing terms from some of our suppliers, along with our administrative resources and specialist skills.
The effectiveness of our approach has been demonstrated by the success of our tenanted pubs, many of which command national attention. Some of our latest award-winners include:
- The Sportsman, Seasalter: Michelin star for eight years; National Restaurant of the Year 2016; Britain’s Best Gastropub 2016; GQ Food and Drink Best Pub 2016
