QUEENS HEAD

Following a complete refurbishment scheme that is due to finish at the end of June, we are looking for experienced operators that are available to take on a new project immediately at the Queens Head, Boughton.

Located just off of the A2, half way between Canterbury and Faversham in Kent, the Queens Head is a traditional village pub & restaurant sat at the top end of Boughton Under Blean high street. It has just undergone a complete refurbishment scheme to include redecoration and an upgrade of all the trade areas and fixtures and fittings, new flooring, complete renovation to the customer toilets and an extension and upgrade to the outside patio and garden area at the back of the property. Externally, the pub has already benefited from exterior redecoration and a car park refurbishment in the last few years.

There is plenty of internal space at the Queens Head to include a feature bar servery and drinking and dining area, a restaurant dining room and a small private dining room come function room. Externally the large garden with children’s play equipment and plenty of car parking makes the Queens Head ideal for families, large gatherings or a great spot for alfresco dining when the sun is shining.

With significant investment from Shepherd Neame almost complete, the Queens Head is looking for food loving operators that can establish themselves in the Boughton Under Blean community and reposition this business as a great drinking and dining spot in the local market place.

This is an exciting opportunity to 'Try Before you Buy' at this great site or even just to keep you busy whilst we source suitable tenants for this brand new, fully equipped pub & restaurant. We also have the option of a 1 year agreement available, so if you think the Queens Head is the perfect site for you, but you don't have all the funds available immediately.

To find out more about the scheme or arrange a formal viewing whilst it is closed, please contact the Trade Recruitment Co-ordinator now on 01795 542132.

TRANSITIONAL RELIEF APPLIES AT THIS SITE (For more information, please contact the local authorities)

  • As at the time of publishing, the estimated rates payable, are based upon the assumption that the tenant occupies the maximum of one pub and therefore qualifies for small business rates relief
  • We have also applied the relevant multipliers and estimated transitional relief where applicable
  • Retail relief has been applied to all pubs with a rateable value of £51,000 or less. This entitles the occupier to a third reduction in rates payable after all other reliefs and will run for the 2019/20 and 2020/21 rating years. This is an assumption that should be confirmed with the local authority
  • The above calculations are estimations only and as rateable values are  subject to change, we would request that the prospective new  tenant checks the rates payable and any other relief with the local authorities prior to completing a financial plan
