THE SADDLER

Located on the outskirts of Ramsgate, a seaside town in Kent, the Saddler is a family friendly, community pub located at the heart of Minster village.

Built around 1865, the Saddler is a large double fronted pub sat directly next to the main village supermarket and near to the family butchers, local grocers and the village car park.

A wet led business with Minster community at the fore of everything that it does, the Saddler features BT sports and it is home to several pool and darts teams. Weekly live  music together with quiz & event nights are held regularly and they continue to remain a  popular feature with the locals.

Following the recent installation of a small but well equipped trade kitchen, the Saddler now also offers its customers a great range of fresh, daily home cooked dishes to include an increasingly popular  Sunday lunch.

Internally you will find a large central feature bar servery that splits two trade areas. One side of the pub is a more relaxed bar and drinking area with a pool table, darts board and juke box and the second trade area is used more so for dining and private parties and events.

To the back of the property you will find a lovely, enclosed family friendly garden with children's play equipment, a patio area and a covered smoking area.

With the potential to be available immediately, the Saddler is now looking for new tenants that enjoy running a wet led operation and that will immersive themselves in to village life in Minster.

To arrange a formal viewing or for more information please contact us now on 01795 542132.

Non Domestic Business Rates

RATEABLE VALUE - £13,000

MULTIPLIER 2019/2020 - 0.491

ESTIMATED RATES PAYABLE - £1,418

  • As at the time of publishing, the estimated rates payable, are based upon the assumption that the tenant occupies the maximum of one pub and therefore qualifies for small business rates relief
  • We have also applied the relevant multipliers and estimated transitional relief where applicable
  • Retail relief has been applied to all pubs with a rateable value of £51,000 or less. This entitles the occupier to a third reduction in rates payable after all other reliefs and will run for the 2019/20 and 2020/21 rating years. This is an assumption that should be confirmed with the local authority
  • The above calculations are estimations only and as rateable values are  subject to change, we would request that the prospective new  tenant checks the rates payable and any other relief with the local authorities prior to completing a financial plan
