Floorplan

Just a few minutes walk from Westgate Towers, the Monument is a plant only based Pub & Restaurant located just west of Canterbury city centre in Kent.

Sat on St Dunstans Street, directly opposite the church, the Monument has spent the last two and a half years trading as a 100% vegan offer across both the wet and dry products, serving local ales, craft beers and classic pub dishes with a vegan twist.

Internally you will find the Monument in great order throughout. There is a feature bar servery with an open plan trade drinking and dining area with an open fire place, a small conservatory area and a snug, catering for approx. 60 covers in total.

To the back of the property you will find a good sized grassed trade garden with a raised patio area with bench seating.

The Private accommodation at the Monument is set out over two floors  and includes a lounge with an open fire place, a fully fitted kitchen, dining room, bathroom and an office/bedroom. The second floor houses three rooms, one of which has a low ceiling.

As of early December 2019, Shepherd Neame is looking for a new operator that can further develop the existing Vegan trade and offer at this site, with the potential to also consider other options if presented.

Non Domestic Business Rates

RATEABLE VALUE - £14,250

MULTIPLIER 2019/2020 - 0.491

ESTIMATED RATES PAYABLE - £3,498

  • As at the time of publishing, the estimated rates payable, are based upon the assumption that the tenant occupies the maximum of one pub and therefore qualifies for small business rates relief
  • We have also applied the relevant multipliers and estimated transitional relief where applicable
  • Retail relief has been applied to all pubs with a rateable value of £51,000 or less. This entitles the occupier to a third reduction in rates payable after all other reliefs and will run for the 2019/20 and 2020/21 rating years. This is an assumption that should be confirmed with the local authority
  • The above calculations are estimations only and as rateable values are  subject to change, we would request that the prospective new  tenant checks the rates payable and any other relief with the local authorities prior to completing a financial plan
