The Imperial is a traditional style pub with an Italian twist located in a residential part of Southborough, just a few miles away from the historic town of Tunbridge Wells, Kent.

Having been run by an Italian family for the last five and a half years, the Imperial has built up a great reputation locally for superb, fresh Italian food, together with a great range of ‘Best of British’ Beers, wines and ales. Alongside their food offering, the Imperial has also generated a good wet trade with a firm following of locals popping by midweek and particularly at weekends.

Internally you will find a feature bar servery with a relaxed, open plan bar area and a restaurant dining space for approximately 35 covers. The First floor function room is regularly utilised for private dining, parties and gatherings, able to cater for around 38 guests sitting down or up to 60 guests for buffets and parties.

The Courtyard style back garden with seating for 60 people is a hit with both the drinkers and diners alike, and you are hard pushed to find a table when the sun is shining!

Set out over two floors, the tenants private accommodation has been well looked after and boasts two bedrooms and a bathroom on the first floor, and three bedrooms, a kitchen and bathroom on the second floor.

With the potential for this site to be available quickly, the Imperial is now looking for experienced operators with a passion for great food, that can further enhance this already well established and trading business.

Non Domestic Business Rates

MULTIPLIER 2019/2020 - 0.491

  • As at the time of publishing, the estimated rates payable, are based upon the assumption that the tenant occupies the maximum of one pub and therefore qualifies for small business rates relief
  • We have also applied the relevant multipliers and estimated transitional relief where applicable
  • Retail relief has been applied to all pubs with a rateable value of £51,000 or less. This entitles the occupier to a third reduction in rates payable after all other reliefs and will run for the 2019/20 and 2020/21 rating years. This is an assumption that should be confirmed with the local authority
  • The above calculations are estimations only and as rateable values are  subject to change, we would request that the prospective new  tenant checks the rates payable and any other relief with the local authorities prior to completing a financial plan
